If you've spent the summer watching sport from the sidelines, this is your chance to get involved.

Every Saturday from July 25 to August 29, 2026, Brent Cross Town is hosting The Play-Offs, a 90 minute team competition that combines padel, baseball batting and bootcamp fitness into one fast-paced challenge. It is competitive enough to keep things interesting, but designed so that you don't need any specialist sporting experience to take part.

Whether you arrive with a team of friends, work colleagues, or completely on your own, the format is built to get everyone involved. There are points to earn, prizes to win, an MVP title up for grabs and even a free drink included in your entry.

At just £10 per person, it is also one of London's most affordable organised sporting events this summer.

What is The Play-Offs at Brent Cross Town?

The Play-Offs is a weekly multi-sport competition taking place at The 108, one of Brent Cross Town's newest community and leisure spaces.

The event combines three very different challenges into one structured competition. Over the course of 90 minutes, teams compete in padel matches, baseball batting challenges and group fitness activities, collecting points along the way.

The idea is simple.

You do not have to be brilliant at everything.

Someone who struggles in the padel rounds might dominate the batting cages. Someone who has never picked up a baseball bat could make up valuable points during the bootcamp section. The format rewards well-rounded teams rather than specialists.

That variety is what makes the event appealing. You're not signing up for a fitness class, a padel tournament or a baseball session. You're getting all three in one experience.

How the Play-Offs Competition works

The competition unfolds in three stages.

Each stage awards points, and your team's final score is determined by how well you perform across all three.

This creates a sense of progression throughout the event because the leaderboard can change multiple times before the final results are announced.

Round 1: Padel Challenge

The opening phase focuses on padel.

If you've never played before, padel is one of the fastest-growing sports in Europe. It combines elements of tennis and squash and is generally easier for beginners to pick up than tennis.

During this stage, teams compete in a series of short doubles matches across two courts. You'll rotate opponents throughout the session, creating multiple opportunities to earn points.

This is the most valuable stage in terms of scoring. Every match victory is worth three points. Because of that, strong performances here can have a major impact on the leaderboard.

Round 2: Baseball Batting Challenge

After padel, the focus shifts from racquets to batting cages.

This section tests both power and accuracy.

Participants step into the batting cage and attempt a series of hitting challenges designed to reward consistent contact as well as powerful swings.

The activities are structured to be accessible for beginners while still giving more experienced players the opportunity to stand out. Every batting challenge victory earns two points. This middle phase often becomes the turning point of the competition because it introduces a completely different skill set from the opening round.

Round 3: Team Bootcamp Challenge

The final phase shifts the focus toward fitness, teamwork and endurance. Teams work through a variety of functional training stations that may include:

  • Medicine ball exercises
  • Shuttle runs
  • Burpees
  • Lunges
  • Partner challenges

Each station victory earns one point.

On paper that sounds lower than the earlier rounds, but there is an important twist. The overall bootcamp winner receives an additional five-point bonus.

That bonus is large enough to completely change the final standings. A team that starts slowly in padel and batting can still make a dramatic comeback during the bootcamp section. This keeps the competition alive right until the end.

Understanding the scoring system

The scoring structure is simple.

  • Padel match win: 3 points
  • Batting challenge win: 2 points
  • Bootcamp station win: 1 point
  • Overall bootcamp winner: 5 bonus points

At the end of all three stages, the highest scoring team is crowned champion.

Alongside the team prize, organisers also award an individual Most Valuable Player (MVP) title to the standout performer of the day. That means even if your team doesn't win overall, you can still leave with individual bragging rights.

Why the format works so well

A lot of recreational sporting events tend to favour one type of participant. Padel tournaments reward experienced padel players. Fitness competitions favour athletes. Baseball sessions favour people who already understand the sport.

The Play-Offs deliberately avoid that problem. Because three very different skill sets are involved, everyone gets a chance to contribute. You might be the strongest hitter in the batting cage. Your teammate might dominate the padel court. Another teammate might carry the group through the bootcamp section.

The result is a more social and balanced competition where different strengths matter. It also means beginners don't feel out of place.

What you get for £10

One of the most attractive aspects of the event is the price.

For £10, your entry includes:

  • Full participation in all three competitive activities
  • Access to the complete 90 minute event
  • Team competition and scoring
  • Eligibility for prizes and MVP awards
  • One complimentary drink

In London, where many organised sporting activities cost significantly more, it represents excellent value.

You don’t need a team to join

One of the biggest barriers people face when signing up for sporting events is finding enough people to participate.

The organisers have already solved that problem.

If you register as an individual, you'll be paired with other solo entrants on the day. That makes the event just as suitable for someone coming alone as it is for a group of friends.

It also creates a social element that many participants enjoy. You arrive as strangers and compete together as a team.

What is Brent Cross Town?

If you haven't visited Brent Cross Town recently, this event is also a good excuse to explore one of London's largest regeneration projects. The development is transforming the Brent Cross area into a new mixed-use neighbourhood featuring homes, offices, parks, cultural spaces and leisure facilities.

The 108 forms part of that vision. It has been designed as a community-focused venue capable of hosting events, activities and experiences throughout the year.

The wider area includes open spaces, walking routes and new amenities, making it worth spending time there before or after the competition.

Practical tips before you compete

A little preparation goes a long way. Here are some tips to make your experience even smoother:

  • Arrive in comfortable sportswear because the bootcamp section involves plenty of movement.
  • Bring suitable trainers alongside casual footwear to ensure comfort and ease.
  • Don't worry if you've never played padel or baseball before. The event is designed for mixed experience levels.
  • Remember that the bootcamp bonus can completely change the standings, so keep competing even if your team starts slowly.
  • And finally, book ahead. With only six Saturday sessions available across the summer, spaces are expected to fill quickly.
